HGTV Features Historic Anacostia Neighborhood on My First Sale

My First Sale logoI had more than the opportunity to view the third season episode of My First Sale on HGTV this Sunday, January 9, 2011 at 1pm. The focus was on reviving Historic Anacostia of Washington, DC homes. This series of course shows the journey of David Garber experiencing the ups and downs of selling a home in the area of Anacostia.

The first episode, which aired today, showed how David renovated his first home located at 1214 U Street in SE  Washington, DC. David actually purchased this three-bedroom and two and half bath home for $88,000 and made improvements costing $107,000. One of the key features of the Anacostia home was the kitchen. The kitchen was magnificent in detail. It had wonderful stainless appliances, white cabinet, open windows, and wonderful lighting, and hardwood floors. Even though the kitchen was a great feature to show as well as the rest of the home, David tried to remain optimistic in having the home priced at $315,000 due to all the updates to the home but there was a low interest of potential buyers due to price. Therefore, David and Darrin finally sold the home for $250,000.

Viewing this episode of the Historic Anacostia neighborhood, there were some outstanding key points to take note of which were:

* It is not guaranteed that you will get the full purchased price (including the renovations to the home) due to the area and the price of the other homes sold in the area.  It takes compromise and negotiation for the buyer, the seller, and the realtor.
* The Anacostia area just opened up their first coffee shop in 2010.
* There is a proposed plan to bring the Department of Homeland Security to be headquartered into Anacostia.
* Staging of home can be of great importance. The staging cost was $2995 for two months but the idea of the staging was less is more which they did that.
* It spotlights the Historic Anacostia of Washington, DC can be renovated and revive one home at a time.
