Chinatown is a fun place to be in DC. While DC is a major metropolis, it is also a relatively small city, a place that lacks certain qualities of a big city. Don’t get me wrong, Downtown DC is certainly a happening place, a region where the hustle bustle of the nation’s capital is palpable.
But it’s not, in any way, “bright lights, big city”. The District’s restrictions on building height, as well as the fact that the region just isn’t that big, makes DC feel tiny in relation to mega-cities like New York.

Which brings us to a terrific article written by “Dan M.” on the Greater Greater Washington website. In light of a proposal to add more billboards to Chinatown, Dan examines the potential of the area becoming DC’s version of Times Square in New York City.
“Gallery Place/Chinatown is smaller and quieter than Times Square. DC is a smaller city,” Dan writes. “The entertainment also centers around sports rather theater. But on the whole, the two districts are of a kind. They are both the heart of commercialized tourism in their respective cities. They are where suburbanites go to experience life ‘downtown’.”
Dan goes on to write that adding Times Square qualities to Chinatown would bring a unique aspect to DC.
“When I hear there is a proposal to add even more video billboards to Gallery Place, I think that’s awesome” He wrote. ”The more the merrier. The main reason I ever go to Chinatown in the first place is that it isn’t Georgetown or Capitol Hill. I want Chinatown to be as colorful and bright and fun as possible.”
You can read Dan’s entire opinion piece here.
I think it would be phenomenal for Chinatown to become just a little more “happenin’”. Without getting out of control, I think creating more of a “big city feel” in the area could really bring something new to the DC.
Chinatown is already one of the most popular DC condo neighborhoods, and if more excitement comes to the community, the interest in Chinatown condos will probably soar even higher.

The developers of the Residences at Gallery Place are suing the building’s condominium association, according to Washington Business Journal reporter Sarah Krouse. Akridge and Western Development Corporation, the developer and owner of the building, is claiming that the building’s condo board hasn’t been forking over standard community costs.
“Akridge and Western Development Corp. say the association has not paid common-area maintenance costs since 2007 and was late paying $126,590 in insurance costs,” Krouse wrote. ”The team is calling for $458,630 in damages plus interest, attorneys fees and a judgment that would require the association to continue to pay for future expenses. The unpaid expenses at the 192-unit building allegedly include cleaning, trash and snow removal, electrical and elevator maintenance, painting and laundry services.”
The Residences at Gallery Place, which were delivered in 2004 as a piece of the giant building that houses Regal Cinemas, Clydes, and other offices, is currently sold out.

The lawsuit is not the first controversy to come out of the Residences at Gallery Place, Krouse explained.
“The condo board has also seen its share of drama,” She wrote. ”Some of the building’s residents are fighting proposed high-tech billboards that would be attached to the building. Akridge and Western Development would share revenue with the advertising company, Grove City, Ohio-based Orange Barrel Media.”
Read Krouse’s entire article on the Washington Business Journal website.
While the Residences at Gallery Place might be sold out, we still have a number of Chinatown condominiums available.

The Mass Court Apartment complex at 300 Massachusetts Avenue in NW has been sold by Prudential Real Estate Investors. The building was purchased by CB Richard Ellis Investors for $105.5 million. Mass Court, which is set just at the edge of Chinatown and Mount Vernon Square in East End, has 371 apartments.

This is not the first property that Prudential Real Estate has given up recently.
“Prudential Real Estate Investors has shed several local properties over the past year,” Washington Business Journal reporter Tierney Plumb wrote today. ”Including the sale of its 390,000-square-foot shopping center in Anne Arundel County to JBG Rosenfeld Retail and two office buildings totaling 240,475 square feet, known as the Georgetown North Campus, to a public real estate investment trust.”
You can read Plumb’s entire article on the Mass Court purchase here.
Mass Court is a nice apartment complex, one that I actually visited when I was home searching. We decided against it among other reasons because of size. We have four people in our apartment, and were looking for at least three bedrooms. Or two bedrooms and a big bathtub or closet, because my one roommate Terry will sleep anywhere.
Mass Court prides itself on its location as well as its loft style units. But why rent when you can buy in the same location? Especially since Forbes recently named DC one of the top cities in the nation to go from renting to buying.
See all of your options of where you can buy a DC Condo here!
