Capitol Riverfront Condos

Several days ago, I posted our CondoLoft poll of the week, with the question asking how long will it be before the Capitol Riverfront community in Southeast really takes off.   If you haven’t voted, please do. It is a question that is a big one around town, as many DC real estate folks will watch the neighborhood’s future to see whether the plans for the community come to fruition.
Just days after our poll, UrbanTurf writer Tim Brown wrote a really in-depth article profiling the community, and its current status.
“Slowly …

Dupont Circle DC Condos

This week’s edition of Rent vs. Buy on UrbanTurf examines the Dupont Circle neighborhood.  While most communities in DC are fairly cut and dry when it comes to deciding whether to rent or buy, writer Michelle Lerner explained that Dupont Circle is slightly more complicated.

It is clear that Dupont is one of the prime places to live in DC.  Not only does it have a true sense of community because of its numerous cafes, bars, restaurants, small art galleries and shops, but it also has the ultimate location.  Within blocks …

New DC condominiums could be headed to the 14th Street Corridor.
According to Sarah Krouse of the Washington Business Journal, JBG Cos. “closed on its purchase of Swann Drycleaners, the last parcel needed for its condominium project on the site of the historic Whitman-Walker Clinic”.

The 14th Street Corridor has been one of the hottest neighborhoods in DC during the recent condo craze. Because of its location in the heart of Downtown DC, but also its small-town, community feel, the 14th Street neighborhood has become one of the …

Savoy Court DC Condos

“‘Gentrification is coming,’ says Morgan, ‘and there’s nothing you can do to stop it.’ The man knows his history.”
This excerpt is from Chris Lewis’ story in the latest edition of the Washington City Paper, an article that attacks every nook and cranny of Southeast’s impending gentrification and the effects that it will have on the community.  The quote is from Donald Morgan, a resident of Anacostia, who owns a mom and pop style fried fish market on Martin Luther King Jr. Avenue.  In the article, Morgan expressed his fears that …

There’s a fun little write-up on We Love DC about how to move into a new home in the District.  Tom Bridge, the writer of the article, explains the trials and tribulations he and his wife have experienced during their move into DC.
Bridge writes that there are a number of things one should know regarding switching homes in the Capital City.
“My wife and I are in the process of handling a number of niggling little tasks related to our impending move into the District,” Bridge writes. “And this short post …

Capitol Hill Condos

Check out this article by Michelle Lerner of UrbanTurf. The article discusses the relationship between DC condo fees and listing prices, a relationship that many believe is very strong.
“Along with the mystery behind what condo fees cover, many homebuyers wonder how these fees affect unit prices,”  Lerner wrote.  ”For example, do high condo fees go hand-in-hand with high condo prices? All else being equal, will a unit with a high condo fee have a lower purchase price than one with a low fee?”
CondoDomain DC agent Lou Guadagno said that DC …

Washington DC Condominiums

There was a really interesting feature story in this weekend’s Financial Times’ House and Home section. The article, written by Emma Jacobs, describes how the recession is taking its toll on the housing of couples who have recently split up.  While I could have done without the numerous quotes from psychotherapists regarding the supposed mental state of broken up couples who remain under the same roof, the concept of the article was definitely eye catching.
“After years of arguments and tension, Steve and Diana finally decided to separate,”  Jacobs wrote.  ”Their …

Which brings us to the Soleil Condominiums.
