22 West Condos: State-of-the-Art Residences in West End

Set at the edge of Foggy Bottom and Dupont Circle on 22nd street in NW, 22 West offers DC Condo buyers the chance to live in beautiful, state-of-the-art condominiums in an incredible location.  22 West is a recent addition to DC’s condo community, as occupancy began in June of 2008.

22 West has 92 units, and offers one, two, and three bedroom condominiums. Residence sizes range from 948 to 3,600 square feet.  The largest available unit right now is just under 2,800 square feet, and the building has currently sold approximately 60% of its condos.

What sets 22 West apart from other DC Condominiums is its architectural brilliance and its attention to detail. The building is truly a work of art, and almost every unit of the 92 has some unique, distinctive quality.

Even numbered floors have half partioning windowsills, while odd numbered floors have floor to ceiling windows.

The building itself is not your standard DC Condo building.  Along with the diversity of floor-plans, 22 West has a diversity of floor setups.  On floors 2-6 there are 12 condominiums, while floors 7-9 have 9 units each. Furthermore, the ceiling height in the main living space and bedrooms throughout the building is 9 foot 6 inches, except for in penthouse units, which have 10 foot ceilings in living and dining rooms.

The natural light at 22 West is simply outstanding.  Set on its own plot of land but surrounded by the buzz of Downtown DC, the building provides privacy in an urban setting, something that is often hard to find.  Here are a couple of units that I saw on my visit to 22 West:

Model Unit 2K: $1,890,000.

2 Bedroom + Den

2013 Sq. Ft.

Like other units in 22 West, 2K has beautiful hardwood flooring throughout.  There is a wide open kitchen that features 22 West’s standard Poggenpohl cabinetry, and a custom-made white Sub-Zero refrigerator. The kitchens throughout 22 West are so magnificent, they look like they could be used by the contestants of Top Chef DC when they come to town.

While 2K, like other units at 22 West, peers out onto downtown DC, don’t expect to hear much from the outside.

“Quality sound control throughout the building was of the utmost importance to the developer,” 22 West’s Emily Walsh said.  ”The way the building was constructed, as well as the materials used, a lot of the value lies in what you don’t necessarily see.  The glass is a double pane, double laminated glass.  Being in such an urban location, between such heavy flowing traffic lanes, it really pays off.”

Sound control within the building was taken into consideration as well.  12 inches of space was built in between each floor to create complete peace in the home.

All-natural black italian slate is featured in the master bathroom in 2K, as well as a master bathtub. All master bathrooms in 22 West have soaking tubs.

Model Unit: 2D :  $1,776,500.

2 Bedroom + Den

1967 Sq. Ft.

If you choose to take a tour of 22 West with one of our agents, you absolutely have to see model unit 2D.  It is an absolute work of art.  You might have seen it walking by the building, at the corner of 22nd and M Street.  I know I have.  It’s the unit that when I walk by, I think to myself, “I wish I could live there.”

The natural light in the unit is incredible, and the views peer out onto the bustling city streets.

The bedrooms and den areas are spacious throughout 22 West, and 2D is no different.  But the real gem of the 2D Model 22 West Condo is the living area. The unit features a triangular-shaped main living area, with the floor-to-ceiling windows converging in the corner.  The set-up of this particular unit is fantastic, and truly unique in DC.  2D at 22 West is the type of condominium that really can’t be found anywhere else.

Certain units at 22 West have outdoor balcony spaces, and all residents have access to the rooftop pool and sundeck that provide stunning city vistas.  Because of the unique configurations of the floor-plans, as well the presence of natural light, living spaces at 22 West feel even bigger than they already are.

Oh, and then there’s the location, which is right in the heart of NW, surrounded by neighborhoods like Georgetown, Dupont Circle, and Foggy Bottom.

“People are drawn here because of the lifestyle that this building offers and the quality of the product overall,” Walsh said.

You can walk to Georgetown’s famous M Street, Dupont’s Connecticut Avenue, the National Mall, the White House, the Kennedy Center…you get the picture.  Everything is at your fingertips at 22 West, and the condos are extraordinary.
